Here is how a custom build runs with Cedar Breaks, from the first look at the lot to the day we hand over the keys.

Lot Evaluation

Before anything is designed, the lot has to be understood. We look at access, slope and grading, soil and how it will affect the foundation, drainage, utility connections (water, sewer or septic, power, gas), and any setbacks or restrictions tied to the parcel. A lot that looks simple can carry hidden cost in site work, and a lot that looks hard can be very buildable. We tell you which one you have before you commit.

Design and Plans

We work from your plans or help you get plans drawn. This is where square footage, layout, rooflines, and the rough budget take shape. Decisions made on paper are cheap. Decisions made after framing are expensive, so we push to settle the big items (footprint, structure, mechanical layout, major finishes) before the foundation is poured.

Permits and Approvals

New homes require permits and plan review through the local building authority, and the requirements differ between Cedar City, St. George, and the county. We handle the submittal, respond to plan-check comments, and schedule the inspections required at each stage of the build. You should never have to chase a permit. That is our job.

Foundation

Once the site is prepped, we excavate, set forms, place rebar, and pour the foundation, whether that is a slab, a stem wall and footing, or a basement foundation. The foundation has to be square, level, and to engineered spec, because everything above it depends on it. This stage gets its own inspection before we go vertical.

Framing and Structure

Framing is where the house becomes a house: walls, floors, roof structure. We frame to the plans and to code, then the structure is inspected before the next trades start. Good framing makes every later trade go faster, so we do not rush it.

Mechanical, Electrical, and Plumbing (Rough-In)

With the structure framed, the trades come in to rough in plumbing, electrical, HVAC, and any other systems before the walls close. This sequence matters. Each system has its own inspection, and all of it has to pass before drywall goes up.

Insulation, Drywall, and Interior

After the rough-in inspections pass, we insulate, hang and finish drywall, and move into the interior. This is the turning point where the inside of the home starts to look finished.

Finishes

Cabinets, countertops, flooring, trim, paint, fixtures, tile, and all the details you actually see and touch every day. We coordinate finish selections with you so materials are ordered in time and the schedule does not stall waiting on a back-ordered product.

Final Inspection and Walkthrough

The home goes through final inspections to earn its certificate of occupancy, and then we walk it with you. We address punch-list items, show you how the systems work, and hand over the keys.

How long does it take to build a custom home?

It depends on the size and complexity of the home, the lot, the weather, and how fast selections and permits move. A straightforward single-story can move faster than a large multi-level home with custom finishes. We give you a realistic timeline once we have seen the plans and the lot, and we keep you posted as the build progresses.

Do I need to have my own lot and plans before I call?

No. Many people call us with just a lot, or just an idea. We can evaluate a lot you are considering, and we can help you get plans drawn if you do not have them yet. The earlier we are involved, the more money we can usually save you.

Who pulls the permits, me or the contractor?

We do. As your general contractor, we handle the permit submittal, plan review, and inspections through the local building authority, whether that is Cedar City, St. George, or the county. You should not have to deal with the permit office.

What is the difference between a slab and a basement foundation?

A slab is a concrete floor poured on prepared ground, common where the lot and design suit it. A basement adds a full conditioned level below the home, which costs more up front but adds usable square footage. The right choice depends on your lot, your budget, and how you want to use the space. We will walk you through the tradeoffs for your specific site.

How are change orders handled during the build?

If you change your mind or we hit something unexpected, we document the change, price it, and get your approval before doing the work. No surprise charges show up at the end. Settling as many decisions as possible before construction starts is the best way to keep change orders low.
